The amount of foreclosures on the market are increasing and these homes are a great opportunity from buyers to get an excellent deal on a house. Also, mortgage rates are still at an all time low.
Tips on buying:
- Get approved for a loan first- this way you will know what your buying power is. You will also get an idea on what your monthly payments are going to be.
- Realize that there is no perfect home- I am not saying buy the first property you see but realize no one house is going to have everything you will want and within your price range. With each house weigh the pros and cons. Then decide on the house you want.
- Try to keep the house search to a minimum- Each time you go look at homes keep it to a workable amount 4-5 homes. If you look at a dozen houses you will forget what home had what features. Take notes on the pros and cons for each house.
- Don’t sweat the little stuff- If you go house shopping don’t worry about the items that can be changed. Carpet, paints, light fixtures are all items that can replaced and it can sometime help in the negotiating of the price of the home. Worry about items that you can not change like the house is a two story instead of one. It has two bedrooms instead of three.
